You walk into your restaurant in the morning and notice the walk-in cooler feels warmer than it should. The thermometer confirms it — temperature is climbing. This is one of the most stressful situations for a restaurant owner because your entire inventory is on the line.
Here are the most common reasons a walk-in cooler loses temperature, and what you should do about each one.
1. Dirty Condenser Coils
Just like with ice machines, dirty condenser coils are the most common culprit. In a busy commercial kitchen, grease, dust, and airborne particles accumulate on the coils quickly. When coils are dirty, the compressor can't reject heat efficiently, and the cooler gradually warms up.
Fix: Schedule professional coil cleaning every 3-4 months. Between cleanings, you can use a soft brush to remove visible debris from the condenser area. A proper maintenance plan includes this as standard.
2. Damaged or Worn Door Gaskets
The rubber seals around your walk-in door take constant abuse — staff bumping carts through, daily opening and closing, and temperature cycling. Over time, gaskets crack, tear, or lose their seal. Warm air leaks in, the compressor runs overtime, and temperatures creep up.
Fix: Do the "dollar bill test" — close the door on a dollar bill. If you can pull it out easily, the gasket isn't sealing properly and needs replacement. This is a quick, affordable repair.
3. Evaporator Fan Issues
The evaporator fan circulates cold air throughout the walk-in. If the fan motor fails or the blade is damaged, cold air doesn't distribute evenly. You might notice warm spots or frost buildup on the evaporator coil itself.
Fix: Listen for unusual noises from the evaporator unit. If the fan isn't running or sounds strained, call for service. Continuing to run with a failed fan can cause the evaporator to ice over completely.
4. Refrigerant Leak
A refrigerant leak means the system literally can't produce enough cooling. Signs include: the compressor running constantly, ice forming on the evaporator coil in unusual patterns, and a gradual loss of cooling capacity over days or weeks.

5. Thermostat or Control Board Failure
